Maryland real estate and private-well water testing, explained.
Choose a focused package for a purchase, refinance, private well, municipal supply, or a question you want answered. We collect the sample and help you understand what the selected analyses can show.
A practical starting point
Buying or refinancing?
Start with Standard Real Estate when a transaction calls for a commonly requested panel. Before collection, confirm the exact requirements with the lender or local authority—no single package fits every transaction.
Water quality is one part of the property story
Testing evaluates a collected sample. A well inspection evaluates the physical system, and a yield test evaluates supply performance.

Water testing packages
Every package page shows its included parameters, grouped for scanning, with technical details available when you need them.
Standard Real Estate
A focused nine-analysis panel covering bacteria, lead, iron, nitrate, nitrite, pH, turbidity, and a chlorine field check.
Microbiology
A broad biological screen used to identify organisms and related observations present in a water sample; individual detections are not guaranteed.
Lab processing estimate: 8 business days

Total Organic Carbon
A single measurement of total organic carbon, used as a general indicator of organic material in the water sample.
Giardia and Cryptosporidium
A focused two-organism analysis for Giardia and Cryptosporidium in the collected water sample.
Pesticides
A selected nine-compound panel spanning three herbicides, two pesticides, two plasticizers, one petroleum-related compound, and one SVOC; it is not exhaustive pesticide testing.
Lab processing estimate: 10 business days
VOC Analysis
A 60-analysis laboratory panel spanning VOCs, petroleum-related compounds, selected disinfection byproducts, and related entries.
Metals and Minerals
A 35-analysis panel covering metals, minerals, selected inorganics, and calculated hardness or sodium-related values.

Questions homeowners ask
Do you provide standalone water testing?
Yes. Water-quality testing can be ordered as a standalone service or coordinated with a home inspection or well inspection.
Can water testing support a home purchase or refinance?
Yes. The requested panel and acceptance criteria depend on the lender, loan program, property, and applicable local authority. Confirm the requested tests before collection.
Do you test private-well and municipal water?
Yes. We can collect samples for properties served by private wells or municipal water. The appropriate package depends on the property, water source, transaction requirements, and the concern being evaluated.
Who collects the water sample?
Water samples are collected by an MDE-certified member of our team. Collection and handling requirements depend on the selected package.
How long do results take?
Turnaround varies by package. Each package page shows the current estimate; actual timing can depend on the selected analysis, sample acceptance, and laboratory processing.
